Yeovil Lease Extension - Your Legal Fees Calculator
Sample questions relating to Yeovil Lease Extensions
We have seen a house for sale for £195k and we are very interested but we've just discovered that it is leasehold. There are 928 years balance left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any suggestions would be much appreciated.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I acquired a studio flat in Yeovil. The start date for the lease was in 2001 for 99 years. Now I am wanting to extend the lease. I am unclear about additional expenses, could you tell me please how much I should expect to spend on this?
I am concerned that my daughter might have had the wool pulled over her eyes. She put in an offer on a two bedroom ground floor purpose built maisonette in Yeovil, where the lease is approximately fivety six years but she was advised by the selling agents that the flat owner had extended it to 99 years. Only now has she been told the current owner was holding off for her to instruct lawyers before commencing with the lease extension. Sounds odd to me, also it may take a while to sort it all out. What do you think?
My mortgage provider requires several hundred pounds for their conveyancers to agree a lease extension for my flat in Yeovil... I am unable to find any reference of this in my mortgage contract... is this a standard cost that they charge?
Re a residence in Yeovil. GFF maisonette. fivety nine yrs remaining. I have negotiated a lease extension price of £14k for 135yrs. Freeholder also requested Initial Notice which I think is a bit over the top. Can you assist.
My partner and I have a first floor flat in Yeovil with 55 years left. Ten months ago we were quoted a deal to receive a lease extension for a further 25 years but also increase ground rent from nominal to £250 per annum..plus a premium I think of about 10k. Finally we have decided to go ahead but do we now have to start the negotiations again?
My property lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
My husband and I have owned a leasehold flat for about fifteen years. There are 54 years left on the lease. After a year of protracted negotiations through my conveyancers and, mainly, surveyor I now have an offer from the freeholder. I now have to make a decision as to whether to accept it or go to LVT and would appreciate some independent thoughts.
I am the registered freeholder of a couple of flats. Someone has the lease on the garden flat in Yeovil. I occupy in the top flat.
