FAQs concerning Yeading Lease Extensions

  • I’m just looking for a two bedroom ground floor purpose built maisonette to buy in the Yeading area and was enquiring what the likely fees would be to extend a lease? It has seventy six years unexpired...
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I bought a 2 bed flat in Yeading. The start date for the lease was in 1998 for 99 years. Now I am looking for a lease extension. I am not entirely sure about additional expenses, could you tell me please how much I should expect to spend on this?
  • I will soon view a one bedroom apartment, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has 55 years residual lease term on the lease. It is also a repo so I'm assuming that the bank will not be interested in doing a lease extension. My main concern is would it be difficult to sell on without a lease extension?
  • We would like to extend our lease having owned the flat for 2 years as of 21st Feb 2015. It has around seventy years remaining currently. Hoping to get a lease extension with a further 90 years as quickly and stress free as is reasonably achievable.
  • I am looking to extend the lease on my garden flat in Yeading I am looking for help to verify the premium. I have a premium value that the freeholder has given me. I would like to go forward as soon as possible, but for the right premium and fee.
  • Coming up to 2 years that I have been in my studio flat in Yeading. I have 72 yrs remaining on the lease. I am now wanting to purchase a share of freehold or extend my lease. I purchased the property for 320K, it is now roughly 425k. I understand that 90 years is the period most people extend. I spoke to my about the process, he answered most of my questions but just have one left: I realize this will cost me 10k+, it is not easy to drop the cash (even if I may have savings) to cover it. What do most people do in terms of financing - do they add it to their existing mortgage or pay it out in cash?
  • Hello I am the freeholder reversion in a one bedroom flat in Yeading. The leaseholder has a 76 year lease and would like to purchase an additional 125 years. He is offering me £27,000 but I am not sure if this is in the right ballpark
  • We are concerned about getting a lease extension from an objectionable landlord. Regardless of the fact that the correct procedures were followed under the 1993 Act, the freeholder still attempted to charge ground rent of £300 increasing by 100% every twenty years of the new lease. Can you assist?
  • I'm looking for some advice with regard to a lease extension on my maisonette in Yeading. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good who specialises in lease extensions?
