Me and my wife are proceeding with buying a maisonette in Worsley. I was advised by the EA that the lease extension had already been completed while on a viewing (seventy four years outstanding prior to extension). The sales particulars said "sold with a long lease". It transpires at the point of exchange of contracts we find that there has been no lease extension. The flat owner supposedly has a quote but no funds to extend as a result the seller wants to exchange and use the 10% deposit for the lease extension. My question is as the lease hasn't been extended is there not a danger that it would breach my lenders lease length criteria?
Me and my husband are are hoping to complete on a studio flat in Worsley which has share of freehold and a leasehold. The lease was on the short side so the owner commenced extending the lease. The vendor has submitted the lease extension paperwork to HMLR. An essential part of the house buying process is for our conveyancers to do OS1 search on the lease. The concern here is that as a lease extension has been submitted we've been told by our conveyancing practitioners it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it right that we have to wait until the lease extension has actually been registered before completing.?
