I am a first time buyer of a leasehold flat in Withernsea. The lease has only 69 years outstanding and ground rent is £75. Is it possible for the owner to serve the Notice of Claim and then assign this right to me as the buyer on the day of completion so that I can avoid waiting for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the homeowner? Unfortunately it’s the case of an absent landlord, so I am not sure how does it work.

My offer was subject to a lease extension... .. that was back in June, expecting I'd have moved in before Christmas. We are acquiring a studio flat in Withernsea which has share of freehold and a leasehold. The lease was starting to get low so the vendor is in the process of dealing with a lease extension. The vendor has submitted the lease extension paperwork to HMLR. A crucial aspect of the conveyancing process is for our conveyancing practitioners to do a pre-completion search on the lease. The concern here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it right that we must hold on until the new lease is registered?
I have a lease of fivety nine years remaining on my flat in Withernsea. We are looking for a lease extension, so we contacted our freehold company and they came back with a quote that was double the amount and half the extension time that the lease extension calculator provided. Is there anyway, without racking up a huge legal bill, we can ask the freehold company to provide their computation of the amount and how they derived to it?
