Questions and Answers: Windmill Hill Lease Extensions
My partner has an apartment located in Windmill Hill which we have just put on the market. The leasehold has slightly less than 67 years left on it and we are concerned this will come up for anyone who may be interested. I am after more information on how we commence arranging a lease extension? Thank you.
We have seen a house for sale for £215k and we are very keen on but we've just discovered that it is leasehold. There are 899 years remaining so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without owning the property. Any advice would be much appreciated.
I plan on buying a flat in Windmill Hill. The offer is subject to the lease extension. The vendor’s lawyers has served the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Nationwide Building Society. Moreover, which are the following lease extension steps to complete the purchase?
I have my suspicions that my niece is being hoodwinked. She submitted an offer on a studio flat in Windmill Hill, where the lease is nearon seventy eight years but she was advised by the selling agents that the flat owner had extended it to 125 years. She has now been told the flat owner was holding off for her to appoint lawyers before commencing with the lease extension. Seems odd to me, also it may take a while to sort it all out. Am I reading too much into it?
I am thinking about acquiring an auction property and found a one bed flat in Windmill Hill. It has just fifty year lease..the seller being mortgagees in possession will not want to mess around with negotiating a lease extension..what are the drawbacks of this except for the expensive fee to extend the lease and decreased chance of getting a mortgage with Norwich and Peterborough Building Society?
It says on your website the likely fee to extend a lease is £495. Is that the total cost including value added tax and the land registry fee? The price has already been negotiated with the freeholder for the lease extension for my garden flat in Windmill Hill
We are concerned about getting a lease extension from tricky freeholder. Regardless of the fact that the correct procedures were followed under the appropriate legislation, the landlord still tried to charge ground rent of £200 increasing by 100% every 25 years of the new lease. Can you assist?
We currently own a ground floor flat in Windmill Hill and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 75 years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Can you offer some advice on this? Do I contact the freeholder first and will they be able to give me a cost?
I have 74 years remaining on my lease of a ground floor flat in Windmill Hill, the Landlord requires a £25k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is acceptable
I'm looking for some advice with regard to a lease extension on my studio flat in Windmill Hill. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good solicitors who specialises in lease extensions?
