We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any help would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • We wish to extend our lease. We will have been in the flat for 2 years as of 1st Jan 2015. It has nearon sixety six years remaining currently. Hoping to get a lease extension by another 90 years as quickly and stress free as is reasonably achievable.
  • I'm living at mother and father but have a studio flat in Winchmore Hill let out which has a 62 year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Winchmore Hill for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 21k. Not sure sure whether to hold on or sell the flat?
  • Me and my wife are buying a garden flat in Winchmore Hill which has share of freehold and a leasehold. The lease was on the short side so the owner is in the process of dealing with a lease extension. The vendor has submitted the lease extension paperwork to HMLR. An essential part of the conveyancing process is for our to do a pre-completion search on the lease. The concern here is that as a lease extension has been submitted we've been told by our it may not be possible to do this "priority search" right now as the new property title number is not known. Is it correct that we have to be patient until the lease extension has actually been registered before completing.?
  • I own the freehold of a couple of flats. Someone has the lease on the garden flat in Winchmore Hill. I live in the top flat. I was reviewing the title deeds last night when I noticed that my flat is leasehold. There is seventy seven years outstanding. If I want to do a lease extension then would I simply be paying for the fees?
