I’m just looking for a one bedroom apartment to purchase in the Whimple area and was interested in finding out what the likely fees would be to extend a lease? It has seventy five years left...
We have seen a house for sale for £185,000 and we are very interested but we've just discovered that it is leasehold. There are 899 years unexpired so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any feedback would be much appreciated.
I am looking to purchase a studio flat in Whimple with a lease of 61 years but have no idea how much I will have to spend to renew so I can put in an offer given to future cost of a lease extension.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I'm looking for a flat to buy in Whimple and I'm not really familiar with the leasehold tenure. I've identified a maisonette I like with a 91 years lease. I've read that I can go for a lease extension having owned the property for 2 years, but:- Should I be looking at some caveats that would prevent me for getting a lease extension?
My mortgage provider is requesting several hundred pounds for their to agree a lease extension for my flat in Whimple... I can find no reference of this in my mortgage guide... is this a usual fee to pay?
We have been in discussion with our freeholder after having a valuation on our studio flat in Whimple. We have a 71 year lease and we wish to increase this to 99. The Freeholder has given us with a financial figure that she is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a to handle this for us. Can you please provide me what your costs would be to act on our behalf.
I require an estimate to extend my mum’s lease on a studio flat in Whimple. She already has a figure from the landlord for a lease extension but I am not sure it is too expensive.
I am currently negotiating a lease extension for my flat in Whimple as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
