Hello. I need someone to have a look at my lease extension ahead of it being signed just to make sure there's nothing that I haven't seen - it's just a reissue with a few minor amendments.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I would like to have my residential flat leasehold extension premium assessed. The flat is in Weymouth, and my lease will reach 62 years this June. Could you advise me about the costs and time-frame to obtain an appraisal? Also, do you represent your clients at the Tribunal court?
I have my suspicions that my niece is being hoodwinked. She put in an offer on a one bedroom apartment in Weymouth, where the lease is circa 66 years but she was informed by the estate agents that the current owner had extended it to 125 years. She has now been informed the vendor was waiting for her to retain lawyers ahead of instigating the lease extension. Seems underhand, also it could take months to sort it all out. Am I being too sceptical?
We have a leasehold flat in Weymouth with seventy four years left. Last year we were quoted a deal to grant a lease extension for a further thirty years but also uplift the ground rent from notional to a little more..plus a premium I think of approximately 9k. We have now decided to go ahead but do we now have to start the negotiations again?
My partner and I had entered into buying a studio flat in Weymouth. I was advised by the EA that the lease extension had already been completed while on a viewing (55 years unexpired lease prior to extension). The description on the listing stated "sold with a long lease". It turns out as we are about to exchange of contracts we find that the lease has not been extended. The current owner apparently has a quote but no funds to extend as a result the owner wants to exchange and use the 10% deposit for the lease extension. My question is how is possible that the estate agent got it so wrong?
I require an estimate to extend my mother’s lease on a studio flat in Weymouth. She already has a figure from the landlord for a lease extension but I am far from certain if it is too high.
I was hoping you might be able to tell me the process of how to apply for a lease extension for my one bedroom first floor purpose built maisonette in Weymouth
