Questions and Answers: Westminster Lease Extensions

  • I bought a flat in Westminster with a leasehold unexpired nearly seventy nine years and need to extend it. Please can you clarify the next steps
  • We have seen a house for sale for £215k and we are very keen on but we've just discovered that it is leasehold. There are 899 years balance left so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any suggestions would be much appreciated.
  • I am the registered owner of a maisonette in Westminster with a leasehold unexpired of fivety eight years. I am wondering about how much it will cost me to extend my lease
  • I am about to view a one bedroom flat, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has 73 years unexpired on the lease. It is also a repo so I'm guessing that the bank will not be interested in doing a lease extension. My primary concern is would it be difficult to sell on without a lease extension?
  • I am thinking about buying an auction property and identified a one bed flat in Westminster. It has just 49 year lease..the current owner as mortgagees in possession will not want to mess around with seeking a lease extension..what are the disadvantages of this except for the expensive fee to extend the lease and decreased chance of obtaining a mortgage with Nottingham Building Society?
  • Re a residence in Westminster. lower maisonette. seventy eight yrs left. I have negotiated a lease extension price of £12,000 for 125yrs. Landlord also requested Notice of Claim which I think is a tad over the top. Advice required.
  • I am the freeholder of a Victorian property split into two apartments. I reside in the upper flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current sixety years. What are my next steps?
  • I'm intent on buying an apartment in Westminster at a price of £256,000 the flat has just under 57 years unexpired on the lease. I put in an offer conditional upon a lease extension... .. that was back in November, hoping I'd have completed by now. They have just informed the agent they'll knock £4k off if I deal with the lease extension myself. I'm unsure if I should take them up on the offer
  • I'm looking for some help with regard to a lease extension on my maisonette. I'll be looking to do this next autumn as we have to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
  • I am currently negotiating a lease extension for my flat in Westminster as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
