I'm planning to make an offer on a house in West Dean but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect The Mortgage Works giving us the mortgage now?
I am concerned that my daughter is being hoodwinked. She put in an offer on a three bedroom second floor purpose built maisonette in West Dean, where the lease is circa 66 years but she was informed by the estate agents that the flat owner had extended it to 99 years. She has now been advised the flat owner was holding off for her to appoint solicitors ahead of instigating the lease extension. Seems odd to me, also it may take a while to sort it all out. What do you think?
We have a leasehold flat in West Dean with 61 years unexpired. Ten months ago we were quoted a deal to grant a lease extension for a further fifty years but also increase ground rent from nominal to £250 per annum..plus a premium I think of approximately 10k. We have now decided to proceed but do we now have to renegotiate?
We would like to extend our lease having owned the place for two years as of 6th Jan 2015. It has around seventy three years remaining currently. Hoping to get a lease extension by another 90 years as expeditiously and stress free as possible.
I'm living at mother and father but have a 2 bed flat in West Dean let out which has a seventy four year lease. Not much about in West Dean for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 13k. Not sure sure whether to hold on or sell the flat?
We currently own a studio flat in West Dean and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has fivety six years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Should I contact the landlord first and will they be able to give me a cost?
I am currently negotiating a lease extension for my flat in West Dean as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
