I have shares in the freehold of 2 blocks of flats comprising of seven flats each. 2 of the leaseholders want a lease extension and I'm curious about the procedure for this
We have seen a house for sale for £215k and we are very interested but we've just found out that it is leasehold. There are 928 years outstanding so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any guidance would be much appreciated.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
My neighbours and I are in a block made up three flats in West Croydon and have been offered to buy the freehold for 7k per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
My partner and I have a GFF based in West Croydon. There is 81 years to run on the lease and we want a lease extension. What will it likely cost to extend in this location by, say, twenty years
Me and my wife are considering purchasing a one bedroom ground floor purpose built maisonette in West Croydon which is a leasehold. I am wanting to weigh up the advantages and disadvantages of that - what happens when lease ends, how much it costs to extend it, can the freeholder of the land evict me from my own flat and block me from extending the lease?
Me and my partner are proceeding with a purchase of a garden flat in West Croydon. I was advised by the EA that the lease extension had already been completed while on a viewing (sixety three years outstanding prior to extension). The sales particulars stated "sold with a long lease". It transpires at the point of exchange of contracts we find that there has been no lease extension. The vendor apparently has a quote but no finances to extend and consequently the flat owner wants to exchange and use the 10% deposit to extend the lease. My question is why has this only just been brought to my attention by my property lawyers?
We have been in discussion with our freeholder after having a valuation on our maisonette in West Croydon. We have a sixety one year lease and we wish to increase this to 99. The Freeholder has provided us with a financial figure that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a property lawyers to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
I have 75 years remaining on my lease of a ground floor flat in West Croydon, the Landlord requires a £25k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is acceptable
