My name´s Arthur. I’m flat hunting in West Croydon I'm seeing a one bedroom apartment online, with around 56 years unexpired lease, how much does it cost on average to extend in this location by, say, 45 years?
I have been in touch with my freeholder to extend my lease for my flat in West Croydon. Her conveyancers has been in contact with charges etc. I need a ball park figure for dealing with the legalities to secure a lease extension. The property currently has a 99 YR lease which started April 1984.
I am going to purchase a flat in West Croydon. My offer is subject to the lease extension. The vendor’s conveyancers has given to the freeholder the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Barclays . Moreover, which are the following lease extension steps to complete the purchase?
How much will I need to spend and what is the best way to start the lease extension process? I have just over 70 years unexpired lease on my lease on a 2 bed flat in West Croydon. I have called the agent who represent the head landlord and they gave me the number of the valuer. I have contacted the surveyor but I am not receiving any kind of reaction.
I own a share of the freehold. There are three flats in the block. All the leaseholders are now seeking lease extensions. What's your legal fee?
Me and my husband had entered into buying a studio flat in West Croydon. I was assured that the lease had been extended (sixety two years remaining prior to extension). The sales particulars said "sold with a long lease". It turns out as we are about to exchange of contracts we find that there has been no lease extension. The seller apparently has a quote but no finances to extend as a result the homeowner wants to exchange and use the 10% deposit to extend the lease. My question is have the estate agents breached any law by misrepresenting the position concerning the lease term?
I am planning to get a lease extension and am wondering which step I have to do first, I have been previously advised that I have to have the finances in place before I set the ball rolling, is this correct?
Just a quick one, how much are the legal fees for a lease extension on a residential property in West Croydon for a one bed flat - sec 42 is already served?
I am currently negotiating a lease extension for my flat in West Croydon as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
I'm looking for some advice with regard to a lease extension on my garden flat in West Croydon. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
