I have shares in the freehold of buildings comprising of seven flats each. 2 of the leasehold owners want to extend their leases and I'm enquiring about the the process
I need to negotiate a lease extension for a flat in Wem and want to use a local conveyancers. Are you able to help me find a solicitors?
We have seen a house for sale for £195k and we are very keen on but we've just found out that it is leasehold. There are 798 years outstanding so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without owning the property. Any guidance would be much appreciated.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
The intention is to sell our two bedroom first floor purpose built maisonette in Wem but we may need to extend the lease, or at least cover the costs of our purchaser. Are you able to help me find someone to assist?
I'm planning on buying a two bedroom first floor purpose built flat (leasehold) but the freeholder has been missing for around 15yrs. I wonder whether it will be less expensive to try to acquire the freehold or to get a lease extension and apply for right to manage?
I am a landlord of a block of flats in Wem, and the leaseholders are in the process of being given lease extensions. I anticipate receiving the money within a month or so. Are there any tax implications, the property is co-owned with my wife ?
Re a leasehold in Wem. lower maisonette. 61 yrs remaining. I have an agreed lease extension to £20k for 135yrs. Landlord also insisted on Notice of Claim which I think is a tad over the top. Can you assist.
Offer accepted on a a ground floor flat in Wem, were told numerous times by the EA that the lease was in excess of 100 years, we have just had our mortgage offer in writing through the post which states the lease as eighty years. We are soon to exchange contracts in a couple of days. My query is Have the estate agents breached any law by misrepresenting the position concerning the lease term?
I was hoping you might be able to tell me the process of how to apply for a lease extension for my three bed flat in Wem
