I'm planning to make an offer on a house in Welling but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect National Westminster Bank giving us the mortgage now?
I'm looking for an apartment to purchase in Welling and I'm not really familiar with the leasehold arrangement. I've found a place I like with a 91 years lease. I will soon view a two bedroom maisonette, although not exactly my ideal property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has seventy nine years left on the lease. It is also a repo so I'm assuming that the lender will not be interested in doing a lease extension. My primary concern is would the short lease make it difficult to secure a mortgage?
My property lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Me and my OH are are hoping to complete on a garden flat in Welling which has share of freehold and a leasehold. The lease was starting to get low so the vendor is in the process of extending the lease. The seller’s lawyer has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. A crucial aspect of the conveyancing process is for our property lawyers to do OS1 search on the lease. The concern here is that as a lease extension has been submitted we've been told by our lawyers it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it right that we must hold on pending registration of the new lease?
I know that others in the same block had already had a lease extension, and the landlord was amenable. Therefore is seems worth taking risk of avoiding a formal survey and calculate the initial offer on previous premiums paid . This would save on double valuation charges. Is this advisable?
I require an estimate to extend my aunt’s lease on a ground floor flat in Welling. She already has a figure from the landlord for a lease extension but I am not sure it is too expensive.
