Frequently asked questions relating to Warwick Lease Extensions
I inherited a studio flat in Warwick that I am finding difficult to sell due to the lease requiring a lease extension. What's your solicitors fee ?
I am in need of a rough estimate of what a lease extension will cost for a flat I would like to purchase. It has 71 years left.
I am a FTB of a leasehold flat in Warwick. The lease has only 63 years left and ground rent is £50. Is it possible for the seller to serve the Initial Notice and then transfer this right to me as the buyer once I complete the buying process so that I don't have to wait for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time consuming to the homeowner? Unfortunately it’s the case of an absent landlord, so I am not sure how this will play out.
I am thinking about acquiring an auction property and found a one bed flat in Warwick. It only has a fifty-one year lease..the seller as mortgagees in possession will not want the aggravation of negotiating a lease extension..what are the disadvantages of this except for the costly fee to extend the lease and decreased chance of obtaining a mortgage with Accord Mortgages Ltd?
Me and my partner are considering buying a garden flat in Warwick which is a leasehold. I am wanting to weigh up the pros and cons of that - what happens when lease ends, the cost of a lease extension, can the freeholder of the property evict me from my own flat and prevent me from extending the lease?
Me and my sister are proceeding with a purchase of a garden flat in Warwick. I was told that the lease had been extended (sixety nine years unexpired lease prior to extension). The description on the listing stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that the lease has not been extended. The flat owner supposedly has a quote but no funds to extend as a result the homeowner wishes to exchange and use the deposit monies to extend the lease. My question is how is possible that the estate agent got it so wrong?
We have owned a leasehold flat for approximately twenty years. It now has 65 years remaining on the lease. After a year of difficult negotiations through my conveyancers and, mainly, surveyor I now have an offer from the freeholder. I am at a decision point on whether to accept it or go to a Tribunal and would appreciate advice.
I'm living at parents but have a garden flat in Warwick let out which has a seventy six year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Warwick for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Not sure sure whether to hold on or sell the flat?
My wife and I are concerned about obtaining a lease extension from a difficult landlord. Even though the correct procedures were adhered to under the appropriate legislation, the landlord still tried to get ground rent of £200 doubling every 25 years of the new lease. Can you assist?
Are you able to provide an estimate to extend my mum’s lease on a garden flat in Warwick. She recently got a figure from the landlord for a lease extension but I am unclear whether it is reasonable.
