Common questions relating to Walmley Lease Extensions
I agreed with the freeholder to a lease extension on our flat in Walmley, 18k for a further 90yrs. How long will it take ?
We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 928 years residual lease term so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any advice would be much appreciated.
I own a maisonnette and the freehold reversion. My downstairs neighbours have asked to extend the lease what do I need to do?
I have my suspicions that my niece might be having the wool pulled over her eyes. She put in an offer on a garden flat in Walmley, where the lease is nearon 73 years but she was informed by the estate agents that the flat owner had extended it to 125 years. Only now has she been told the current owner was waiting for her to appoint solicitors ahead of instigating the lease extension. Sounds odd to me, also it could take months to sort it all out. What do you think?
My mortgage provider requires several hundred pounds for their to agree a lease extension for my flat in Walmley... I can find no reference of this in my mortgage literature... is this a normal fee to pay?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
My dad has a share of freehold, with two other leaseholders in a building in Walmley. House split into three flats. He has a lease, which has just under sixety nine years remaining. How much would it cost for a lease extension and how many years would he need to extend by?
I note that your website states the anticipated fee to extend a lease is £495. Is that the total cost excluding vat and the land registry fee? The price has already been negotiated with the freeholder for the lease extension for my maisonette in Walmley
I have 57 years remaining on my lease of a ground floor flat in Walmley, the Landlord requires a £25k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is acceptable
I'm looking for some advice with regard to a lease extension on my two bedroom ground floor purpose built maisonette in Walmley. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
