FAQs concerning Ventnor Lease Extensions
I am the owner of a maisonnette together with the freehold. My upstairs neighbours have asked for a lease extension what do I need to do?
My co-lessees and I are in a block containing four flats in Ventnor and have been offered to buy the freehold for 5k per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
I am about to view a two bedroom apartment, although not exactly my perfect property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has seventy three years unexpired on the lease. It is also a repo so I'm assuming that the lender will not be interested in extending the lease. My primary concern is would it be difficult to sell on without a lease extension?
I have my suspicions that my daughter might be having the wool pulled over her eyes. She submitted an offer on a one bedroom apartment in Ventnor, where the lease is slightly less 79 years but she was informed by the selling agents that the seller had extended it to 125 years. She has now been advised the seller was waiting for her to appoint solicitors prior to commencing with the lease extension. Seems underhand, also it could take a while to sort it all out. Am I being too sceptical?
We have a residential flat in Ventnor with 54 years remaining. Ten months ago we were quoted a deal to have a lease extension for another fifty years but also uplift the ground rent from notional to £200 per year..plus a premium I think of approximately 10k. Finally we have decided to proceed but do we now have to renegotiate?
My brother has a share of freehold, with two other leaseholders in a building in Ventnor. House converted into three apartments. He has a lease, which has slightly more than fivety four yrs outstanding. How much would it cost for a lease extension and how many years would he need to extend by?
Although I do not need a lease extension but I do require a vesting order on a property I want to purchase in Ventnor. The house is freehold but the garden is officially leasehold, 995 year lease from 1895. Its the garden area.
If somebody owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
Hello I am the freeholder title in a 3 bedroom flat in Ventnor. The leaseholder has a seventy seven year lease and would like to purchase further 90 years. She is offering me £27,000 but I am unsure if this is a correct amount
I am the freeholder of a property in Ventnor and a leaseholder has requested a lease extension. Her valuer has provided a figure of £9,000, but has upped this to £10,000 without too much effort. My valuer has recommended a much higher figure. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to a FTT, can I handle the matter myself, just armed with the valuations I have? If not, what fee would I be likely to face?
