Hi, I am looking somewhere around or in Upminster 8-10 years lease remaining houses. I dont know if I am on the right site. Can I find lease remaining houses from here?
I have shares in the freehold of buildings comprising of seven flats each. 2 of the leasehold owners want a lease extension and I'm wondering about the the process
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I am going to purchase a flat located in Upminster. My offer is subject to the lease extension. The flat owner’s property lawyers has served the Notice of Claim. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Birmingham Midshires. Moreover, which are the following lease extension steps to complete the purchase?
I am looking to either purchase the freehold or a lease extension of my property in Upminster and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I plan to simultaneously remortgage with Birmingham Midshires to release of equity. The broker dealing with the remortgage suggested I get two estimates : one to extend the lease and one for outright acquisition .The lease started in 1972 and since then the ground rent has been raised from £38.00 per year to £125 per year.
We are considering purchasing a 2 bed flat in Upminster which is a leasehold. I am wanting to weigh up the pros and cons of that - what occurs when lease ends, the cost of a lease extension, can the freeholder of the property evict me from my own flat and prevent me from having a lease extension?
I am planning to get a lease extension and am wondering which step I have to do first, I have been previously advised that I have to have the finances in place before I commence the process, is this correct?
Just been over 2 years that I have been in my maisonette in Upminster. I have fivety eight yrs remaining on the lease. I am now looking either to buy a share of freehold or extend my lease. I purchased the property for 342K, it is now roughly 425k. I understand that 90 years is the period most people extend. I spoke to my solicitors about the process, he answered most of my questions but just have one left: What can I expect in terms of surveyors charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process goes to the tribunal etc)?
