Hello. I need a to review my lease extension before it's formalised just to ensure there's nothing that I haven't seen - it's just a reissue with a few minor variations.
My neighbours and I are in a building made up five flats in Truro and have been offered to buy the freehold for 7k per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
I am a FTB of a leasehold flat in Truro. The lease has just seventy six years remaining and ground rent is £50. Is it possible for the flat owner to serve the Section 42 Notice and then assign this right to me as the purchaser on the day of completion so that I don't have to wait for the 2 year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time costly to the homeowner? To add to the complexity the freeholder is absent, so I am not sure how this will play out.
I have my suspicions that my daughter is being hoodwinked. She put in an offer on a maisonette in Truro, where the lease is slightly more 79 years but she was told by the estate agents that the homeowner had extended it to 125 years. She has now been told the current owner was waiting for her to appoint solicitors prior to commencing with the lease extension. Seems underhand, also it may take a while to sort it all out. Am I reading too much into it?
My brother and I are considering buying a one bedroom apartment in Truro which is a leasehold. I am wondering what are the pros and cons of that - what occurs when lease expires, how much it costs to extend it, can the freeholder of the land evict me from my own flat and prevent me from having a lease extension?
I own 50% in a shared ownership flat with a housing association and I am considering a lease extension on a lease which is now around 79 years. I need a at my end. Can you advise please? I live near Truro and have a mortgage with Lloyds TSB Bank.
I have a flat in Truro with 62 years left on the lease. I am looking for a to act for me to achieve a lease extension. Can you assist?
Me and my OH are buying a ground floor flat in Truro which has share of freehold and a leasehold. The lease was on the short side so the vendor is in the process of extending the lease. The seller’s lawyer has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. An essential part of the conveyancing process is for our to do a "priority search" on the property title. The concern here is that as a lease extension has been submitted we've been told by our it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it correct that we must hold on until the new lease is registered?
My wife and I are aware that others in the same building previously had a lease extension, and the freeholder seemed amenable. It therefore appears worth taking risk of avoiding a formal valuation and base the initial offer on on the premiums paid by others . This would save on double valuation charges. Would you suggest this course of action?
I require an estimate to extend my aunt’s lease on a three bed flat in Truro. She recently got a price from the landlord for a lease extension but I am far from certain if it is too expensive.
