I need to negotiate a lease extension for a flat in Trowbridge Estate and want to use a local conveyancers. Are you able to help me find a conveyancing practitioners?
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I am looking into the costs of carrying out a lease extension for my studio flat in Trowbridge Estate, and would like some figures on that.
I will soon view a two bedroom maisonette, although not exactly my perfect property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has 66 years outstanding on the lease. It is also a repo so I'm guessing that the lender will not be interested in extending the lease. My primary concern is would the short lease make it difficult to secure a mortgage?
Coming up to 2 years that I have owned my maisonette in Trowbridge Estate. I have 78 years outstanding on the lease. I am now wanting to purchase a share of freehold or a lease extension. I acquired the property for 320K, it is now roughly 445k. I understand that 90 years is the period most people extend. I spoke to my conveyancers about the process, he answered most of my questions but just have one left: In terms of surveyors - how do I go about finding one?
Me and my fiance are buying a one bedroom apartment in Trowbridge Estate which has share of freehold and a leasehold. The lease was starting to get low so the seller commenced dealing with a lease extension. The seller has submitted the lease extension paperwork to HMLR. An essential part of the house buying process is for our conveyancing practitioners to do a "priority search" on the lease. The concern here is that as a lease extension has been submitted we've been told by our solicitors it may not be possible to do this "priority search" right now as the new lease title number is not known. Is it right that we have to be patient pending registration of the new lease?
I own the freehold reversion of a property in Trowbridge Estate where the leaseholder has requested a lease extension. Her valuer has suggested a figure of £9,000, but has increased this by £2,000 without too much effort. My valuer has come back with £12,520. She does not appear to wish to negotiate wanting to go to LVT. If a lease extension does go to tribunal, can I deal with this myself, just armed with the valuations I have? If not, what charges would I be likely to incur?
I am currently negotiating a lease extension for my flat in Trowbridge Estate as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
