Tregaron Lease Extensions: Q and A’s

  • I am thinking about whether to purchase the freehold or a lease extension of my property in Tregaron and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I plan to simultaneously refinance with Yorkshire Building Society to free up equity. The broker handling the remortgage suggested I get two estimates : one for the lease extension and one for outright acquisition .The lease started in 1991 and since then the ground rent has increased from £25.00 per annum to £125 per year.
  • I am about to view a one bedroom flat, although not exactly my ideal property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has 61 years outstanding on the lease. It is also a repossession so I'm assuming that the lender will not be interested in doing a lease extension. My main concern is would it be difficult to sell on without a lease extension?
  • How much will I need to spend and what is the best way to get a lease extension started? I have around seventy years left on my lease on a garden flat in Tregaron. I have emailed the managing agents who represent the freeholder and they provided me with the number for the valuer. I left a phone message for the surveyor but I am not getting any kind of answer.
  • My wife and I have a ground floor flat in Tregaron with 72 years unexpired. Last year we were quoted a deal to receive a lease extension for a further fifty years but also uplift the ground rent from nominal to £250 per year..plus a premium I think of approximately 14k. Finally we have decided to go ahead but do we now have to renegotiate?
  • My OH and I have owned a leasehold flat for approximately twenty years. There are 57 years unexpired lease on the lease. Following a year of protracted negotiations through my property lawyers and, mainly, surveyor I now have an offer from the landlord. I am at a decision point on whether to accept it or go to LVT and would appreciate advice.
  • I am hoping to extend the lease on my two bedroom first floor purpose built flat in Tregaron I am looking for help to verify the premium. I have a quote from the landlord. I would like to go forward as soon as possible, but for the right premium and fee.
  • Coming up to 2 years that I have been in my studio flat in Tregaron. I have seventy three yrs left on the lease. I am now wanting to purchase a share of freehold or extend my lease. I purchased the property for 342K, it is now roughly 445k. I understand that 90 years is the period most people extend. I spoke to my solicitors about the process, he answered most of my questions but just have one left: What can I expect in terms of surveyors charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process drags to the tribunal etc)?
  • If a leaseholder owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
  • I am the registered freeholder of a couple of flats. Someone has the lease on the garden flat in Tregaron. I live in the top flat. I was reviewing the title deeds yesterday when I noticed that my flat is leasehold. There is 68 years remaining. If I want to do a lease extension then would I simply be paying for the solicitors costs?
  • My colleague is aware that others in the same block previously had a lease extension, and the freeholder seemed reasonable. It therefore appears worth taking risk of avoiding a formal survey and base the initial offer on on the prices by others . This would save on double valuation charges. Is this advisable?
