My wife has an apartment located in Tottenham Green which we have just put on the market. The leasehold has around seventy one years unexpired on it and we are concerned this will come up for anyone who may be interested. I am after more information on how we commence arranging a lease extension? Thank you.
I am looking for a lease extension on the lease on my garden flat in Tottenham Green which will have 75 years remaining in August. What fees do you charge for this?
I'm intending to make an offer on a house in Tottenham Green but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Platform Home Loans Ltd giving us the mortgage now?
We have seen a house for sale for £215k and we are very interested but we've just found out that it is leasehold. There are 928 years left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any guidance would be much appreciated.
I invested in buying a one bedroom ground floor purpose built flat in Tottenham Green. I am looking to extend lease on the property. It is approximately 80 years. I would just like to know what your charges are and how long it would take for completion.
I am a FTB of a leasehold flat in Tottenham Green. The lease has just seventy six years balance left and ground rent is £50. Is it possible for the homeowner to serve the Notice of Claim and then transfer over the right to me as the purchaser on the day of completion so that I don't have to wait for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time costly to the current owner? To add to the complexity it’s the case of an absent landlord, so I am not sure how does it work.
My flat in Tottenham Green is up for sale and I have a hopefully firm offer. There is 82 years left on the lease and I want a lease extension. How much does it cost on average to extend in this area by, say, twenty years
Me and my sister are proceeding with a purchase of a studio flat in Tottenham Green. I was advised by the EA that the lease extension had already been completed while on a viewing (71 years left prior to extension). The sales particulars stated "sold with a long lease". It turns out at the point of exchange of contracts we find that the lease has not been extended. The flat owner apparently has a quote but no finances to extend as a result the current owner wants to exchange and use the my deposit for the lease extension. My question is as the lease hasn't been extended is there not a danger that Santander won't lend on a lease?
My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I am planning on refinancing my one bed flat in Tottenham Green and the bank that I am looking to switch to needs at least 85 years on the leasehold of my property in order for them to progress matters.
