This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations.They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. Me and my fiance are proceeding with a purchase of a maisonette in Theale. I was advised by the EA that the lease extension had already been completed while on a viewing (sixety four years unexpired lease prior to extension). The description on the listing stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that the lease has not been extended. The seller apparently has a quote but no funds to extend as a result the flat owner wishes to exchange and use the my deposit for the lease extension. My question is is it not odd that my solicitors failed to spot this far earlier than just before exchange?
I'm living at mother and father but have a studio flat in Theale let out which has a 62 year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not sure sure whether to hold on or sell the flat?
