FAQs concerning Temple Lease Extensions

  • I'm planning to make an offer on a house in Temple but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Godiva Mortgages Ltd giving us the mortgage now?
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I am thinking about purchasing an auction property and came upon a two bed flat in Temple. It has just 49 year lease..the seller being mortgagees in possession will not want to mess around with seeking a lease extension..what are the drawbacks of this other than the costly fee to extend the lease and decreased chance of getting a mortgage with Virgin Money?
  • My husband and I have a residential flat in Temple with fivety seven years unexpired. Last year we were quoted a deal to receive a lease extension for a further thirty years but also uplift the ground rent from nominal to a little more..plus a premium I think of about 10k. Finally we have decided to go ahead but do we now have to start the negotiations again?
  • I have a share of the freehold. There are three flats in the block. All the leaseholders are now seeking lease extensions. Are you able to help us with this situation?
  • My husband and I are considering buying a studio flat in Temple which is a leasehold. I am wondering what are the advantages and disadvantages of that - what occurs when lease expires, how much it costs to extend it, can the freeholder of the land evict me from my own flat and prevent me from having a lease extension?
  • My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
  • Me and my wife are hoping to acquire a flat (a maisonette located inTemple with share of freehold). During our search, we were always looking at flats that had a minimum 83 years left on the lease. We identified a place we liked and the selling agent promised us that the lease was long albeit not specifying a number. Today our conveyancing practitioners advised us the lease only has 72 years and thus requires a lease extension. Should we run away, or do we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
  • I'm hoping for some assistance with regard to extending the lease on my flat. I'll be looking to do this next June as we need to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the LVT route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
  • I'm looking for some advice with regard to a lease extension on my ground floor flat in Temple. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good lawyers who specialises in lease extensions?
