Hi, I just randomly found this site. I'm looking for prices on what a lease extension will cost for a garden flat located in Tedburn St Mary. It's on the market at the moment but has nearon seventy seven years left on the lease
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
The intention is to sell our one bedroom apartment in Tedburn St Mary but we may need to extend the lease, or possibly cover the expense of our buyers. Can you recommend a conveyancing practitioners to assist?
I will soon view a one bedroom flat, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has 65 years left on the lease. It is also a repo so I'm guessing that the bank will not be interested in extending the lease. My primary concern is would it be difficult to sell on without a lease extension?
I have my suspicions that my niece is being hoodwinked. She put in an offer on a garden flat in Tedburn St Mary, where the lease is circa seventy eight years but she was told by the selling agents that the flat owner had extended it to 99 years. Only now has she been advised the seller was waiting for her to retain solicitors prior to commencing with the lease extension. Seems devious, also it could take a while to sort it all out. Am I being too sceptical?
My brother and I are considering purchasing a garden flat in Tedburn St Mary which is a leasehold. I am wondering what are the advantages and disadvantages of that - what happens when lease expires, how much it costs to extend it, can the freeholder of the land evict me from my own flat and prevent me from having a lease extension?

We currently own a studio flat in Tedburn St Mary and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy two years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Do I contact the landlord first and will they be able to give me a cost?
I'm looking for some advice with regard to a lease extension on my ground floor flat in Tedburn St Mary. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good solicitors who specialises in lease extensions?
