Recently asked questions relating to Taffs Well Lease Extensions
We have seen a house for sale for £185,000 and we are very interested but we've just discovered that it is leasehold. There are 798 years outstanding so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without owning the property. Any feedback would be much appreciated.

I am about to view a one bedroom apartment, although not exactly my perfect property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has sixety six years left on the lease. It is also a repo so I'm assuming that the lender will not be interested in extending the lease. My primary concern is would it be difficult to sell on without a lease extension?
I am concerned that my niece is being hoodwinked. She put in an offer on a one bed flat in Taffs Well, where the lease is just over seventy seven years but she was told by the estate agents that the vendor had extended it to 99 years. She has now been informed the flat owner was holding off for her to appoint conveyancers prior to commencing with the lease extension. Seems odd to me, also it will take months to sort it all out. Am I reading too much into it?
I am a landlord of a block of flats in Taffs Well, and the tenants are in the process of being given lease extensions. I should hopefully get funds within a month or so. How does the tax work, the property is in joint names with my wife ?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I have a freehold of a one bedroom flat in Taffs Well. The leaseholders have sixety years on a lease and wants to purchase another 90 years. The have offered me 25k. Is this around the right price?
