I am looking to purchase a one bedroom apartment in Symonds Yat with a lease of seventy six years but not sure how much it will cost me to renew so I can put in an offer given to future cost of a lease extension.
The intention is to sell our garden flat in Symonds Yat but we may need a lease extension, or at least cover the expense of our buyers. Can you help me find a conveyancing practitioners to undertake the legal formalities?
I will soon view a one bedroom maisonette, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has fivety five years left on the lease. It is also a repo so I'm assuming that the vendor will not be interested in extending the lease. My main concern is would it be difficult to sell on without a lease extension?
I am a freeholder of a block of flats in Symonds Yat, and the leaseholders are in the process of being granted lease extensions. I should hopefully get the money next month. How does the tax work, the property is co-owned with my wife ?
My OH and I have been in discussion with our freeholder after having a valuation on our garden flat in Symonds Yat. We have a 54 year lease and we wish to increase this to 99. The Freeholder has supplied us with a financial figure that she is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a conveyancers to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
I note that your website states the likely fee to extend a lease is £495. Is that the all inclusive cost excluding value added tax and the land registry fee? The premium has already been agreed with the freeholder for the lease extension for my one bedroom apartment in Symonds Yat
My OH and I are buying a two bedroom first floor purpose built maisonette in Symonds Yat which has share of freehold and a leasehold. The lease was starting to get low so the seller commenced extending the lease. The seller has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. An essential part of the conveyancing process is for our property lawyers to do OS1 search on the property title. The problem here is that as a lease extension has been submitted we've been told by our property lawyers it may not be possible to do this "priority search" right now as the new lease title number is not known. Is it right that we must hold on until the lease extension has actually been registered before completing.?
