Sample questions relating to Sunninghill Lease Extensions
Hello, I stumbled upon this website. I'm looking for prices on what it cost to extend a lease of a one bed apartment in Sunninghill. It's on sale at the moment but has nearly 54 years of unexpired leasehold
We have seen a house for sale for £215k and we are very keen on but we've just discovered that it is leasehold. There are 798 years outstanding so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any guidance would be much appreciated.
We are in a block comprising five flats in Sunninghill and have been offered to buy the freehold for 5k per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
I am a FTB of a leasehold flat in Sunninghill. The lease has just 57 years balance left and ground rent is £25. Is it possible for the homeowner to serve the Section 42 Notice and then assign over the right to me as the buyer once I complete the buying process so that I don't have to wait for the two year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the current owner? To add to the complexity the landlord can not be found, so I am not sure how does it work.
My mortgage provider is requesting several hundred pounds for their conveyancers to approve the lease extension deed for my flat in Sunninghill... I am unable to find any reference of this in my mortgage contract... is this a normal charge?
My OH and I are proceeding with a purchase of a one bedroom apartment in Sunninghill. I was advised that the lease had been extended (75 years left prior to extension). The sales particulars stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that there has been no lease extension. The seller apparently has a quote but no funds to extend as a result the homeowner intends to exchange and use the my deposit for the lease extension. My question is as the lease hasn't been extended is there not a danger that HSBC Bank won't lend on a lease?
I am planning to get a lease extension and am wondering what step I have to do first, I have been previously advised that I have to have the finances in place before I set the ball rolling, is this correct?
