I am considering investing in a second home but it has a lease that expires in 14 years. Its in Sunderland - I wanted to see if with your services this could be extended?
We have seen a house for sale for £195k and we are very keen on but we've just found out that it is leasehold. There are 899 years balance left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any help would be much appreciated.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
We wish to extend our lease. We will have been in the place for 2 years as of 13th May 2016. It has just over 64 years remaining currently. Hoping to get a lease extension by another 90 years as quickly and stress free as is reasonably achievable.
My OH and I had entered into buying a ground floor flat in Sunderland. I was told that the lease had been lengthened (58 years remaining prior to extension). The description on the listing said "sold with a long lease". It transpires at the point of exchange of contracts we find that there has been no lease extension. The homeowner supposedly has a quote but no finances to extend and consequently the homeowner wants to exchange and use the my deposit to extend the lease. My question is is it not odd that my didn't spot this far earlier than just before exchange?
Me and my OH have owned a leasehold flat for around fifteen years. There are 71 years left on the lease. After a year of difficult negotiations through my and, mainly, surveyor I now have an offer from the freeholder. I now have to make a decision as to whether to accept it or go to LVT and would appreciate some independent thoughts.
