Top Ten Questions relating to Stamford Bridge Lease Extensions

  • I am going to purchase a flat based in Stamford Bridge. The offer is conditional upon a lease extension. The homeowner’s has given to the freeholder the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Aldermore. Moreover, which are the following lease extension steps to complete the purchase?
  • We have a GFF based in Stamford Bridge. There is 80 years to run on the lease and we want a lease extension. How much will it likely cost to get a lease extension by, say, thirty years
  • We wish to extend our lease. We will have been in the property for two years as of 22nd May 2015. It has slightly more than 64 years remaining currently. Hoping to get a lease extension by another 90 years as expeditiously and stress free as possible.
  • I am interested in getting my lease extended and was advised previously that I must get the funds readily available, is this the case or can I start the process beforehand?
  • My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
  • I'm living with my mother and father but have a studio flat in Stamford Bridge let out which has a 72 year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Stamford Bridge for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 21k. Not sure sure whether to hold on or sell the flat?
  • I am the freeholder of a property in Stamford Bridge where the leaseholder would like a lease extension. Her so called valuation expert has provided a figure of £8,000, but has upped this to £10,000 at the drop of a hat. My surveyor has come back with £12,520. She does not appear to wish to negotiate wanting to go to LVT. If a lease extension does go to a FTT, can I handle the matter myself, just armed with the valuations I have? If not, what fee would I be likely to incur?
  • I'm seeking some advice concerning extending the lease on my flat. The plan is to do this sometime next year as we need to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the LVT route. Can you recommend a good with expertise in lease extensions. Preferably based in Stamford Bridge?
  • We currently own a maisonette in Stamford Bridge and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has fivety eight years left. Not sure what to do, have read some bits on the web saying it will be 15k plus to get a lease extension. Do you have some advice on this?
