St Werburghs Lease Extensions: Q and A’s

  • Hi, I am looking somewhere around or in St Werburghs 8-10 years lease remaining houses. I dont know if I am on the correct site. Can I find lease remaining houses from here?
  • I'm wanting to make an offer on a house in St Werburghs but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Clydesdale giving us the mortgage now?
  • We have seen a house for sale for £215k and we are very keen on but we've just discovered that it is leasehold. There are 928 years remaining so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without owning the property. Any help would be much appreciated.
  • I'm deliberating over purchasing a one bedroom first floor purpose built flat (leasehold) but the landlord has been absent for roughly 15yrs. My question is would it be less expensive to try to buy the reversionary title or to extend lease and apply for RTM?
  • My leasehold flat in St Werburghs is up for sale and I have a hopefully firm offer. There is 82 years left on the lease and I want a lease extension. How much will it likely cost to get a lease extension by, say, twenty years
  • We are looking to extend our lease having owned the flat for two years as of 13th Feb 2016. It has around fivety nine years remaining currently. Hoping to get a lease extension by way of an additional 90 years as expeditiously and stress free as is reasonably achievable.
  • I am the freeholder of a 1930’s property split into two apartments. I reside in the top floor flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current fivety six years. What are my next steps?
  • I'm living with my mother and father but have a studio flat in St Werburghs let out which has a sixety year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in St Werburghs for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 13k. Should I keep or sell the flat?
  • My son is concerned about seeking a lease extension from tricky freeholder. Regardless of the fact that the correct procedures were adhered to under the 1993 Act, the landlord still attempted to charge ground rent of £300 doubling every 25 years of the new lease. Can you help?
  • I know that others in the same block previously had a lease extension, and the landlord was amenable. It therefore appears worth taking risk of not having formal survey and calculate the initial offer on on the prices by others . This would save on double valuation charges. Is this advisable?
