I'm planning to make an offer on a house in St Mellons but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect The Royal Bank of Scotland giving us the mortgage now?
I am a FTB of a leasehold flat in St Mellons. The lease has just 58 years unexpired and ground rent is £75. Is it possible for the current owner to serve the Initial Notice and then transfer over the right to me as the purchaser once I complete the buying process so that I can avoid waiting for the two year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time consuming to the seller? Unfortunately the freeholder can not be found, so I am not sure how does it work.
Regarding a residence in St Mellons. upper maisonette. sixety seven yrs left. I have an agreed lease extension to £12,000 for 125yrs. Freeholder also requested Section 42 Notice which I think should not be necessary. Can you assist.

Me and my sister have been in discussion with our freeholder after having a valuation on our maisonette in St Mellons. We have a 63 year lease and we wish to increase this to 99. The Freeholder has given us with a financial figure that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a conveyancers to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
I own the freehold of a couple of flats. Someone has the lease on the lower flat in St Mellons. I reside in the upper flat. I was looking at the land registry documents last night when I noticed that my flat has a lease on it. There is 74 years left. Is it possible to carry out a lease extension without retaining a conveyancers?
I require an estimate to extend my aunt’s lease on a maisonette in St Mellons. She already has a figure from the freeholder for a lease extension but I am unclear whether it is too high.
We currently own a one bedroom second floor purpose built flat in St Mellons and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 77 years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Do you have some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
I have a lease of fivety eight years remaining on my flat in St Mellons. We are looking for a lease extension, so we contacted our freehold company and they came back with a quote that was double the amount and half the extension time that the lease extension calculator provided. Is there anyway, without racking up a huge legal bill, we can ask the freehold company to provide their computation of the amount and how they derived to it?
I'm looking for some advice with regard to a lease extension on my studio flat in St Mellons. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
