St Athan Lease Extensions: Q and A’s
So this is the scenario: I inherited a one bed flat in St Athan that I am finding difficult to sell due to the lease requiring a lease extension. Are you able to help me with this situation ?
I'm about to make an offer on a house in St Athan but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect HSBC Bank giving us the mortgage now?
We have seen a house for sale for £215k and we are very keen on but we've just found out that it is leasehold. There are 798 years outstanding so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any help would be much appreciated.
We are the registered owners of a leasehold with a landlord who has not given us a counter-notice for a lease extension for our flat in St Athan and are therefore deliberating the option of a vesting order. Is this something you can do for us?
I need to talk to you about an apartment in St Athan, I am considering bidding at auction next week. The flat has a short lease and I am curious about what it would cost to get a lease extension and for your services.
I would like to know how much it would charges and the best way to start the lease extension process? I have about 59 years unexpired lease and I own a one bed flat in St Athan.
We are considering buying a studio flat in St Athan which is a leasehold. I am enquiring as to the pros and cons of that - what occurs when lease expires, how much it costs to extend it, can the freeholder of the land evict me from my own flat and block me from extending the lease?
I note that your website states the likely fee to extend a lease is £495. Is that the all inclusive cost excluding value added tax and the land registry fee? The premium has already been agreed with the freeholder for the lease extension for my three bed flat in St Athan
I'm intent on purchasing a flat in St Athan at a price of £256,000 the flat has approximately 66 years left on the lease. My offer was subject to a lease extension... .. that was back in August, hoping I'd be in before now. They have just come back saying they'll knock £4k off if they don't have to deal with the lease extension. I'm unsure if I should take them up on the offer
Me and my husband are hoping to acquire a home (a garden flat based inSt Athan with share of freehold). During our search, we were always looking at flats that had a minimum 83 years unexpired. We came across a place we liked and the selling agent promised us that the lease term was not an issue. This morning our conveyancers advised us the lease only has seventy seven years and thus requires a lease extension. Should we run away, or should we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
