I agreed with the head landlord for a lease extension on our flat based in Springwell, 6.5k for an additional 90yrs. How long will it take ?
Hi, I am looking somewhere around or in Springwell 8-10 years lease remaining houses. I dont know if I am on the correct site. Can I find lease remaining houses from here?
I am the owner of a maisonnette together with the freehold. My upstairs neighbours have asked to extend the lease what do I need to do?
I invested in buying a maisonette in Springwell. The start date for the lease was in 2001 for 99 years. Now I am wanting to extend the lease. I am unclear about additional expenses, could you tell me please how much I should expect to spend on this?
I bought a maisonette in Springwell. I am looking to extend lease on the property. It is approximately eighty one years. I would just like to know what your charges are and how long the process takes.
We bought a leasehold with a landlord who has not given us a counter-notice for a lease extension for our flat in Springwell and are therefore deliberating the option of a vesting order. Is this something you can handle for us?
I am a FTB of a leasehold flat in Springwell. The lease has only 54 years outstanding and ground rent is £25. Is it possible for the vendor to serve the Initial Notice and then transfer over the right to me as the purchaser on the day of completion so that I don't have to wait for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the owner? Unfortunately it’s the case of an absent landlord, so I am not sure how this will play out.
My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I own the freehold reversion of a property in Springwell where the leaseholder would like a lease extension. Her valuer has given a figure of £8,000, but has upped this by £2,000 at the drop of a hat. My valuer has recommended a much higher figure. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to a FTT, can I deal with this myself, just armed with the valuations I have? If not, what charges would I be likely to incur?
I am currently negotiating a lease extension for my flat in Springwell as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
