I'm intending to make an offer on a house in South Woodham Ferrers but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Yorkshire Building Society giving us the mortgage now?
We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 899 years residual lease term so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without owning the property. Any advice would be much appreciated.
Hi. I need a solicitors to review my lease extension before it's formalised just to make sure there's nothing that I haven't seen - it's just a reissue with a few small amendments.
My partner and I have a first floor flat in South Woodham Ferrers with 74 years unexpired. Ten months ago we were quoted a deal to have a lease extension for another thirty years but also uplift the ground rent from nominal to £250 per annum..plus a premium I think of about 9k. We have now decided to go ahead but do we now have to renegotiate?
We would like to extend our lease. We will have been in the place for two years as of 11th March 2015. It has nearon 63 years remaining currently. Hoping to get a lease extension by another 90 years as expeditiously and stress free as is reasonably achievable.
I am seeking advice as I am interested in a property that has only a sixety two year lease and therefore requires a lease extension. Is it possible for me to talk with someone to go through my options please?
I am currently negotiating a lease extension for my flat in South Woodham Ferrers as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
