I have my suspicions that my niece is being hoodwinked. She put in an offer on a one bed flat in South Hylton, where the lease is nearon 76 years but she was advised by the selling agents that the flat owner had extended it to 99 years. She has now been told the homeowner was waiting for her to appoint solicitors prior to commencing with the lease extension. Seems odd to me, also it will take months to sort it all out. What do you think?
My property lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I am the freeholder of a 1930’s property split into two flats. I live in the upper flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current fivety five years. What are my next steps?
My colleague is aware that others in the same block previously had a lease extension, and the landlord seemed amenable. It therefore appears worth taking risk of not having formal valuation and base the initial offer on previous prices . This would save on double valuation fees. Would you recommend this course of action?
We currently own a two bedroom first floor purpose built flat in South Hylton and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy four years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Should I contact the landlord first and will they be able to give me a cost?
