We have just acquired a two bedroom second floor purpose built flat inSomerton and I'm deliberating extending the lease as soon as possible e.g. after 24 months of ownership
I have contacted my freeholder for a lease extension for my flat in Somerton. His property lawyers has been in contact concerning costs etc. I need an estimate for dealing with the legalities to secure a lease extension. The flat currently has a 99 YR lease which started May 1987.
I own a leasehold apartment in Somerton. I have built a large extension and have not informed the leaseholder. What are my options?
I will soon view a two bedroom apartment, although not exactly my perfect property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has 71 years left on the lease. It is also a repo so I'm guessing that the bank will not be interested in doing a lease extension. My primary concern is would it be difficult to sell on without a lease extension?
I am concerned that my daughter might have had the wool pulled over her eyes. She put in an offer on a three bedroom second floor purpose built maisonette in Somerton, where the lease is around fivety nine years but she was told by the estate agents that the vendor had extended it to 125 years. Only now has she been told the vendor was waiting for her to retain solicitors prior to commencing with the lease extension. Sounds odd to me, also it could take a while to sort it all out. Am I being too sceptical?
Ref a leasehold in Somerton. lower maisonette. 65 yrs left. I have negotiated a lease extension price of £12,000 for 115yrs. Freeholder also insisted on Initial Notice which I think is a bit over the top. Advice required.
I have a share of the freehold. There are five apartments in the building. All the leaseholders are now seeking lease extensions. What's your solicitors fee?
Me and my fiance have owned a leasehold flat for approximately eighteen years. There are 74 years outstanding on the lease. Following a year of difficult negotiations through my lawyers and, mainly, surveyor I now have an offer from the landlord. I now have to make a decision as to whether to accept it or go to a Tribunal and would appreciate some independent thoughts.
Me and my OH would like to know the cost of a lease extension valuation for a property based in Somerton. Would you be able to help?
I am currently negotiating a lease extension for my flat in Somerton as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
