FAQs concerning Solihull Lease Extensions
I am looking to extend the lease on my one bedroom apartment in Solihull which will have fivety four years outstanding in August. What fees do you charge for this?
We have seen a house for sale for £195k and we are very interested but we've just discovered that it is leasehold. There are 798 years unexpired so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without owning the property. Any information would be much appreciated.
I have a lease of 69 years on a property which I am looking to buy how much am I looking at for the cost to extend the lease?
I'm thinking of purchasing a studio flat (leasehold) but the landlord has been absent for about 15yrs. I wonder whether it will be less expensive to try to purchase the freehold or to get a lease extension and apply for RTM?
I am considering whether to purchase the freehold or a lease extension of my property in Solihull and have been in touch with the freeholder, have had quote for around £3k to extend the lease. I will be doing a remortgage with Godiva Mortgages Ltd to release of equity. The broker dealing with the remortgage suggested I get two quotes : one to extend the lease and one for outright purchase .The lease commenced in 1991 and since then the ground rent has increased from £15.00 per annum to £100 per annum.
We would like to extend our lease. We will have been in the flat for two years as of 1st March 2015. It has nearon seventy two years remaining currently. Hoping to get a lease extension by another 90 years as expeditiously and stress free as possible.
Even though I may not need a lease extension but I do need a vesting order on a property I want to buy in Solihull. The house is freehold but the garden is officially leasehold, 1000 year lease from 1895. Its the garden area.
We are acquiring a studio flat in Solihull which has share of freehold and a leasehold. The lease was starting to get low so the seller commenced dealing with a lease extension. The owner has submitted the lease extension paperwork to HMLR. An essential part of the conveyancing process is for our property lawyers to do a "priority search" on the property title. The concern here is that as a lease extension has been submitted we've been told by our conveyancing practitioners it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it correct that we must wait until the lease extension has actually been registered before completing.?
I'm looking for some advice with regard to a lease extension on my maisonette. I'll be looking to do this next autumn as we need to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the LVT route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
My friend is worried about obtaining a lease extension from tricky landlord. Regardless of the fact that the legal procedures were adhered to under the 1993 Act, the freeholder still attempted to get ground rent of £300 increasing by 100% every 25 years of the new term. Can you assist?
