Questions and Answers: Silsworth Lease Extensions
I bought a maisonette based in Silsworth with a leasehold unexpired of 74 years. I am enquiring about what it will cost me to extend my lease term
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
The terms for the lease on my flat in Silsworth are 101 years from 10 Sep 1980. Can you provide me a quote for a lease extension if I give you more information please?
Is it possible to talk with you about a flat in Silsworth, I am thinking of bidding at auction next week. The flat has a short lease and I was wondering about what it would cost to get a lease extension and for your services.
I am a first time buyer of a leasehold flat in Silsworth. The lease has just seventy nine years unexpired and ground rent is £25. Is it possible for the current owner to serve the Section 42 Notice and then transfer over the right to me as the buyer on the day of completion so that I can avoid waiting for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time costly to the vendor? Unfortunately the freeholder can not be found, so I am not sure how this will play out.
I have my suspicions that my daughter is being hoodwinked. She submitted an offer on a maisonette in Silsworth, where the lease is roughly sixety two years but she was advised by the estate agents that the vendor had extended it to 99 years. She has now been informed the current owner was waiting for her to retain conveyancers before commencing with the lease extension. Seems unscrupulous, also it may take a while to sort it all out. What do you think?
I am the freeholder of a 1930’s property split into two flats. I live in the upper flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current seventy six years. What are my next steps?
I'm intent on acquiring a flat in Silsworth valued at £210,000 the flat has approximately 74 years unexpired on the lease. My offer was subject to the lease being extended... .. that was back in June, expecting I'd have moved in before Christmas. The seller has just informed the agent they are willing to reduce the price by£2k if they don't have to deal with the lease extension. I'm not sure if I should take them up on the offer
We are hoping to purchase a home (a maisonette inSilsworth with share of freehold). During our search, we were always looking at apartments that had at least 83 years unexpired. We found a apartment we liked and the selling agent promised us that the lease was long albeit not specifying a number. Today our advised us the lease only has seventy five years and therefore needs a lease extension. Do we walk away, or should we reduce our offer?
I have a lease of sixety two years remaining on my flat in Silsworth. We are looking for a lease extension, so we contacted our freehold company and they came back with a quote that was double the amount and half the extension time that the lease extension calculator provided. Is there anyway, without racking up a huge legal bill, we can ask the freehold company to provide their computation of the amount and how they derived to it?
