I am a first time buyer of a leasehold flat in Sidmouth. The lease has just 66 years remaining and ground rent is £50. Is it possible for the flat owner to serve the Notice of Claim and then assign over the right to me as the buyer on the day of completion so that I don't have to wait for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I am concerned that my niece is being hoodwinked. She submitted an offer on a one bedroom apartment in Sidmouth, where the lease is approximately 71 years but she was told by the selling agents that the seller had extended it to 99 years. Only now has she been told the owner was holding off for her to appoint solicitors ahead of instigating the lease extension. Seems underhand, also it could take a while to sort it all out. Am I being too sceptical?

Just been over 2 years that I have been in my two bedroom first floor purpose built flat in Sidmouth. I have 72 yrs remaining on the lease. My mum knows that others in the same block previously had a lease extension, and the freeholder seemed reasonable. It therefore appears worth taking risk of not having formal survey and calculate the initial offer on previous prices . This would save on double valuation fees. Would you suggest such a course of action?
