Common questions relating to Shipley Lease Extensions
I am looking for a lease extension on the lease on my one bedroom first floor purpose built maisonette in Shipley which will have 55 years left in September. What fees are applicable?
I am looking for a rough estimate of what a lease extension will cost for a flat I intend to purchase. It has sixety four years residual lease term.
We are selling our maisonette in Shipley but we may require a lease extension, or at least cover the expense of our buyers. Are you able to suggest a conveyancers to handle this?
My mortgage lender requires a £600 fee for their conveyancing practitioners for a "deed of substituted security" for the lease extension for my flat in Shipley... I am unable to find any mention of this in my mortgage contract... is this a standard cost that they charge?
My wife and I are proceeding with buying a maisonette in Shipley. I was advised by the EA that the lease extension had already been completed while on a viewing (seventy years unexpired lease prior to extension). The description on the listing said "sold with a long lease". It turns out at the point of exchange of contracts we find that the lease has not been extended. The vendor apparently has a quote but no finances to extend and consequently the owner wishes to exchange and use the my deposit for the lease extension. My question is as the lease hasn't been extended is there not a danger that it would breach my lenders lease length criteria?
My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I own 70% in a shared ownership property with a housing association and I am considering a lease extension on a lease which is now around 61 years. I need a property lawyers at my end. Can you advise please? I live near Shipley and have a mortgage with Halifax.
Coming up to two years that I have owned my studio flat in Shipley. I have seventy three years outstanding on the lease. I am now looking either to buy a share of freehold or a lease extension. I purchased the property for 350K, it is now roughly 425k. I understand that 90 years is the period most people extend. I spoke to my conveyancers about the process, he answered most of my questions but just have one left: What can I expect in terms of surveyors charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process goes to LVT)?
I do not need a lease extension but I do require a vesting order on a property I want to buy in Shipley. The house is freehold but the garden is officially leasehold, Nine hundred and ninety nine year lease from 1854. Its the rear garden.
I'm looking for some advice with regard to a lease extension on my garden flat in Shipley. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
