I'm intending to make an offer on a house in Shinfield and Arborfield but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Bank of Ireland giving us the mortgage now?

I'm looking for an apartment to buy in Shinfield and Arborfield and I'm not really familiar with the leasehold tenure. I've found a studio flat I like with a 90 years lease. I've read that I can apply for a lease extension having owned the property for 2 years, but:- Should I be looking at some conditions that would prevent me for getting a lease extension?
I have my suspicions that my niece is being hoodwinked. She put in an offer on a studio flat in Shinfield and Arborfield, where the lease is around seventy six years but she was informed by the selling agents that the current owner had extended it to 125 years. She has now been told the current owner was holding off for her to retain conveyancers ahead of instigating the lease extension. Seems odd to me, also it could take time to sort it all out. Am I reading too much into it?
My conveyancers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
