Questions and Answers: Shillington Lease Extensions
Hello. I need someone to review my lease extension ahead of it being signed just to make sure there's nothing that I haven't seen - it's just a surrender and regrant with a few minor changes.
My neighbours and I are in a block comprising three flats in Shillington and have been offered to buy the freehold for £5000 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
I bought a two bedroom first floor purpose built flat in Shillington. I am looking for a lease extension on the property. It is nearly 80 years. I would just like to know what your charges are and how long it would take for completion.
I am about to view a one bedroom flat, although not exactly my perfect property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has seventy nine years balance left on the lease. It is also a repossession so I'm guessing that the vendor will not be interested in extending the lease. My main concern is would it be difficult to sell on without a lease extension?
I have my suspicions that my niece is being hoodwinked. She put in an offer on a ground floor flat in Shillington, where the lease is nearly sixety three years but she was told by the estate agents that the owner had extended it to 99 years. Only now has she been informed the owner was waiting for her to retain solicitors before commencing with the lease extension. Seems underhand, also it will take time to sort it all out. Am I reading too much into it?
My partner and I have a leasehold flat in Shillington with seventy four years to run. Last year we were quoted a deal to grant a lease extension for another 25 years but also increase ground rent from notional to £250 per year..plus a premium I think of about 10k. Finally we have decided to proceed but do we now have to renegotiate?
My dad has a share of freehold, with two other leaseholders in a building in Shillington. House split into three apartments. He has a lease, which has nearon 77 yrs outstanding. How much would it cost for a lease extension and how many years would he need to extend by?
Me and my sister are buying a one bedroom apartment in Shillington which has share of freehold and a leasehold. The lease was on the short side so the vendor commenced extending the lease. The seller has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. A crucial aspect of the house buying process is for our conveyancers to do OS1 search on the property title. The concern here is that as a lease extension has been submitted we've been told by our conveyancing practitioners it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it correct that we must hold on until the new lease is registered?
I am the registered freeholder to two flats. Someone has the lease on the garden flat in Shillington. I live in the top flat. I was reviewing the land registry documents last night when I noticed that my flat has a lease on it. There is sixety years balance left. If I want to do a lease extension then would I simply be paying for the solicitors fees?
I know that others in the same building previously had a lease extension, and the landlord was amenable. It therefore appears worth taking risk of not having formal valuation and base the initial offer on on the prices by others . This would save on double valuation charges. Would you recommend this course of action?
