I am fairly sure that our property lawyers has advised us incorrectly concerning a lease extension and I want to know how to complain
I inherited a one bedroom apartment in Seaton. The start date for the lease was in 1991 for 99 years. Now I am wanting to extend the lease. I am uncertain about additional expenses, could you tell me please how much I should expect to spend on this?
Is it possible to talk with you about a leasehold property in Seaton, I am thinking of bidding at auction next week. The flat has a short lease and I am curious about what it would cost to get a lease extension and for your services.
I am looking to buy a one bed flat in Seaton for asking price of 125k, which has 76 years lease left on it. I appreciate that ideally, the seller would start the process by serving a section 42 notice to start the lease extension process but the seller is refusing to assist. My query is: If the freeholder does not agree to a marriage value (part of lease extension fees) of surveyor, how lengthy and difficult is the process of going down the route of Leasehold Valuation Tribunal?
I am hoping to extend the lease on my maisonette in Seaton I am looking for help to verify the premium. I have a quote from the freeholder. I would like to go forward as soon as possible, but for the right premium and fee.
Just been over 2 years that I have owned my garden flat in Seaton. I have 57 years outstanding on the lease. I am now wanting to buy a share of freehold or extend my lease. I acquired the property for 342K, it is now roughly 450k. I understand that 90 years is the period most people extend. I spoke to my property lawyers about the process, he answered most of my questions but just have one left: I realize this will cost me 10k+, it is not easy to drop the cash (even if I may have savings) to cover it. What do most people do in terms of funding the lease extension - do they add it to their existing mortgage or pay it out in cash?
I'm intent on buying an apartment in Seaton valued at £210,000 the flat has something like 70 years unexpired on the lease. I put in an offer conditional upon the lease being renewed... .. that was back in November, expecting I'd have moved in by now. They have just come back saying they'll knock £3k off if I deal with the lease extension myself. I'm not sure if I should take them up on the offer
We currently own a three bed flat in Seaton and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy six years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Do you have some advice on this? Do I contact the landlord first and will they be able to give me a cost?
I have 59 years remaining on my lease of a ground floor flat in Seaton, the Landlord requires a £25k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is too high
I am currently negotiating a lease extension for my flat in Seaton as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
