Me and my wife are proceeding with a purchase of a 2 bed flat in Seaforth. I was advised by the EA that the lease extension had already been completed while on a viewing (fivety six years left prior to extension). The sales particulars stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that the lease has not been extended. The homeowner apparently has a quote but no funds to extend and consequently the flat owner wishes to exchange and use the deposit monies for the lease extension. My question is is it not odd that my conveyancers failed to pick this up far earlier than just before exchange?
