I bought a studio flat located in Scotter with a leasehold unexpired of 63 years. I am enquiring about what I will need to spend to extend my lease term
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
We hope to sell our garden flat in Scotter but we may need a lease extension, or at least cover the costs of our purchaser. Are you able to recommend someone to handle this?

Hopefully an easy question for you, how much are the legal fees for a lease extension on a residential property in Scotter for a one bed flat - sec 42 having been issued?
My fiance and I are in the throws of buying a flat (a one bedroom apartment located inScotter with share of freehold). During our search, we were always looking at apartments that had at least 84 years unexpired. We identified a flat we liked and the selling agent assured that the lease term was not an issue. This morning our property lawyers advised us the lease only has 72 years and therefore needs a lease extension. Do we walk away, or should we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
I'm looking for some advice with regard to a lease extension on my one bedroom apartment in Scotter. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good solicitors who specialises in lease extensions?
