Common questions relating to Saltdean Lease Extensions
I am looking to extend the lease on my three bedroom first floor purpose built flat in Saltdean which will have 74 years outstanding in September. What fees apply?
I am in need of a rough estimate of what a lease extension will cost for a flat I intend to purchase. It has 73 years residual lease term.
We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 899 years left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any guidance would be much appreciated.
Hello. I need someone to have a look at my lease extension before it's completed just to make sure there's nothing that I haven't seen - it's just a surrender and regrant with a few small amendments.
I will soon view a two bedroom flat, although not exactly my perfect property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has seventy four years residual lease term on the lease. It is also a repo so I'm guessing that the lender will not be interested in extending the lease. My primary concern is would the short lease make it difficult to secure a mortgage?
We have a leasehold flat in Saltdean with 71 years remaining. Ten months ago we were quoted a deal to have a lease extension for another 25 years but also increase ground rent from nominal to a little more..plus a premium I think of about 10k. Finally we have decided to go ahead but do we now have to renegotiate?
My nephew has a share of freehold, with two other leaseholders in a building in Saltdean. House divided into three apartments. He has a lease, which has around 76 years unexpired lease. Does he have to do the lease extension at the same time with the other tenants, or could he extend the lease on his own?
Just been over 2 years that I have owned my one bedroom apartment in Saltdean. I have 58 years outstanding on the lease. I am now wanting to buy a share of freehold or extend my lease. I purchased the property for 342K, it is now roughly 450k. I understand that 90 years is the period most people extend. I spoke to my solicitors about the process, he answered most of my questions but just have one left: In terms of surveyors - how do I go about finding one?
We have been in discussion with our freeholder after having a valuation on our one bedroom apartment in Saltdean. We have a 61 year lease and we wish to increase this to 99. The Freeholder has supplied us with a financial figure that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a conveyancing practitioners to handle this for us. Can you please provide me what your costs would be to act on our behalf.
I am currently in the process of refinancing my garden flat in Saltdean and the bank that I am looking to move to requires at least 85 years on the leasehold of my property in order for them to take the mortgage forward. I have found that I currently have around 62 years on the leasehold so require some help, guidance, and some quotes to set the wheels in motion for a lease extension
