I have been in touch with my freeholder to extend my lease for my flat in Saltburn By The Sea. His conveyancers has been in contact regarding fees etc. I need an estimate for dealing with the legalities to secure a lease extension. The flat currently has a 99 YR lease which started December 1986.
I am looking into the costs of carrying out a lease extension for my studio flat in Saltburn By The Sea, and would like some figures on that.
Ref a leasehold in Saltburn By The Sea. GFF maisonette. 60 yrs unexpired. I have an agreed lease extension to £12,000 for 125yrs. Freeholder also requested Notice of Claim which I think should not be required. Advice required.
My solicitors (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I am in need of some help with a lease extension. I live in Dublin but the property in question is based in Saltburn By The Sea. I would be grateful if you can give me a call when you get a chance to discuss the case.
I do not need a lease extension but I do require a vesting order on a property I want to purchase in Saltburn By The Sea. The house is freehold but the garden is officially leasehold, 995 year lease from 1889. Its the rear garden.
If somebody owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
Me and my wife are buying a garden flat in Saltburn By The Sea which has share of freehold and a leasehold. The lease was on the short side so the owner commenced dealing with a lease extension. The vendor has submitted the lease extension paperwork to HMLR. An essential part of the conveyancing process is for our conveyancers to do a pre-completion search on the property title. The problem here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it right that we have to hold on until the lease extension has actually been registered before completing.?
I am the freeholder of a property in Saltburn By The Sea where the leaseholder would like a lease extension. Her so called valuation expert has suggested a figure of £9,000, but has increased this by £2,000 without too much effort. My surveyor has come back with £12,520. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to a FTT, can I handle the matter myself, just armed with the valuations I have? If not, what costs would I be likely to face?
I am currently negotiating a lease extension for my flat in Saltburn By The Sea as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
