Salford Lease Extensions: Q and A’s
Hi. I need someone to review my lease extension ahead of it being signed just to ensure there's nothing that I haven't seen - it's just a surrender and regrant with a few small amendments.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
Possibly made an error, I am actually looking for a in Salford who has Leasehold Tribunal expertise when it comes to lease extensions. Is this something you can assist me with?
I'm looking for an apartment to buy in Salford and I'm not really familiar with the leasehold concept. I've found a garden flat I like with a 90 years lease. I am in need of a lease extension for my flat in Salford and was advised previously that I must get the funds readily available, is this the case or can I start the process beforehand?
I'm intent on acquiring a flat in Salford at a price of £195,000 the flat has something like sixety years left on the lease. I put in an offer subject to a lease extension... .. that was back in August, expecting I'd have completed by now. The seller has just come back saying they'll knock £4k off if they don't have to deal with the lease extension. I'm unsure if I should take them up on the offer
I am currently negotiating a lease extension for my flat in Salford as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
I was hoping you might be able to tell me the process of how to apply for a lease extension for my maisonette in Salford
I'm looking for some advice with regard to a lease extension on my one bedroom first floor purpose built maisonette in Salford. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
