So this is the scenario: I bought a three bed flat in Sale that I am now unable to sell due to the lease needing a lease extension. What's your solicitors fee ?
I am looking for a lease extension on the lease on my maisonette in Sale which will have fivety seven years unexpired lease in January. What fees are applicable?
I invested in buying a two bedroom second floor purpose built flat in Sale. The lease started in 1998 for 99 years. Now I am looking to extend the lease. I am not entirely sure about additional expenses, could you tell me please how much I should expect to spend on this?
How much will it cost me and what is the best way to get a lease extension started? I have circa 63 years remaining on my lease on a one bed flat in Sale. I have emailed the managing agents who act on behalf of the head landlord and they provided me with the number for the surveyor. I have contacted the surveyor but I am not receiving any kind of answer.
I am concerned that my niece is being hoodwinked. She put in an offer on a ground floor flat in Sale, where the lease is approximately seventy seven years but she was informed by the estate agents that the homeowner had extended it to 99 years. She has now been informed the homeowner was holding off for her to retain lawyers ahead of instigating the lease extension. Seems underhand, also it will take a while to sort it all out. Am I reading too much into it?
My brother and I are considering buying a three bed flat in Sale which is a leasehold. I am enquiring as to the pros and cons of that - what occurs when lease ends, the cost of a lease extension, can the freeholder of the land evict me from my own flat and prevent me from extending the lease?
I am the freeholder of a Georgian property split into two flats. I live in the top floor flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current 62 years. What are my next steps?
I am in need of some help with a lease extension. I live in Belfast but the property in question is based in Sale. I would be grateful if you can give me a call when you get a chance to discuss the case.
We are are hoping to complete on a one bedroom apartment in Sale which has share of freehold and a leasehold. The lease was starting to get low so the seller is in the process of extending the lease. The seller has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. An essential part of the conveyancing process is for our property lawyers to do OS1 search on the lease. The problem here is that as a lease extension has been submitted we've been told by our property lawyers it may not be possible to do this "priority search" right now as the new property title number is not known. Is it right that we have to wait until the lease extension has actually been registered before completing.?
I am currently negotiating a lease extension for my flat in Sale as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
