Risca Lease Extensions: Q and A’s
I invested in buying a property in Risca and it has circa seventy one years left. I'd like to extend the lease period
I own a leasehold flat in the Risca area and was enquiring whether I could get a lease extension. What are your processes and fees. Has 59 years unexpired
I want to acquire a leasehold property and lease extension. The flat owner has been there over two years and will assign the notice. He will let me have the notice on exchange and then I will serve it in the landlord. Is this OK ?
I intend to buy a one bed flat in Risca for asking price of 156k, which has seventy one years lease left on it. Seller doesn't want to extend the lease for even if I were to pay the money to the seller. My query is: If the freeholder does not agree to a marriage value (part of lease extension fees) of surveyor, how lengthy and easy is the process of going down the route of Leasehold Valuation Tribunal?
I am in need of some help with a lease extension. I live in Dublin but the property in question is based in Risca. I would be grateful if you can give me a call when you get a chance to discuss the case.
I'm living with my parents but have a two bedroom second floor purpose built flat in Risca let out which has a seventy seven year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Risca for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 21k. Not sure sure whether to hold on or sell the flat?
I do not need a lease extension but I do require a vesting order on a property I want to acquire in Risca. The house is freehold but the garden is officially leasehold, 995 year lease from 1895. Its the rear garden.
Me and my husband are buying a maisonette in Risca which has share of freehold and a leasehold. The lease was on the short side so the vendor commenced dealing with a lease extension. The seller has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. An essential part of the house buying process is for our to do a pre-completion search on the property title. The concern here is that as a lease extension has been submitted we've been told by our it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it right that we must be patient pending registration of the new lease?
I know that others in the same building had already had a lease extension, and the landlord seemed reasonable. Therefore is seems worth taking risk of not having formal survey and calculate the initial offer on previous premiums paid . This would save on double valuation charges. Is this advisable?
I am currently negotiating a lease extension for my flat in Risca as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
